Property Transfer Tax in British Columbia
kyegrace.com One of the closing costs when buying Real Estate in BC is the Property Transfer Tax. Property Transfer Tax is not the most exciting topic but a very important one to understand when buying a home for sale in BC. The Property Transfer Tax is paid when you buy or acquire an interest in a property. The tax is due when you register the change to the title with the Land Title Office. This happens upon completion so you will your Notary will expect this money to be available at that time. Property Transfer Tax is not the same as municipal property tax. You pay property tax once a year for services provided by your town or city, even if no money changes hands. The Property Transfer Tax is based on the fair market value of the property being transferred. So even if a property is being 'given' to a party the tax is still payable and will based on the assessed value or an appraisal may be done. The Property Transfer Tax is 1% on the first $200 000 and 2% on the balance. First time home buyers are eligible for an exemption if the home for sale they buy is under $425 000. First time home buyers are eligible for a partial exemption if the market value or sale price of the home is between $425 000 and $450 000.
